A metal building home in New York is a house whose steel frame and metal roof and wall panels are cut, punched and fabricated in a factory, then assembled on a permanent foundation on your land and finished inside like any other home. It has standing seam or ribbed steel on the outside, and an open plan with high ceilings inside. It is not a modular home delivered in finished boxes, and it is not a manufactured home on a chassis. Four stages, in this order. The sequence matters more than it looks: settling who has jurisdiction, the septic soil test and the permits before anything is fabricated is what keeps a New York build from losing a construction season.

Pick a plan and a finish level

Start from one of our floor plans or your own sketch, and decide early how far the house goes: a closed-in shell, a dried-in house ready for your trades, or a finished home. That choice sets the budget more than the cladding colour does, and it tells us what to order.

Settle the site and the approvals

Before steel is ordered we confirm who has jurisdiction over your parcel, what the snow and wind values are for your address, and where the septic and well can go. Outside New York City the building permit comes from your city, town or village, or from the county or the Department of State where the municipality has opted out of enforcing the code.

Factory fabrication, site foundation

While the frame and panels are fabricated, the site work and foundation go in at your land. Doing both at once is where prefab saves time: the delivery lands on a cured slab or finished footings rather than waiting for them.

Assembly, dry-in and finish

The shell is erected and dried in, usually within weeks of delivery, and the interior is framed, insulated and finished. Plumbing and electrical work is done by licensed trade contractors, and the house is finished to the level you chose at the start.

The prefab part of a metal barndominium is the frame and the panels, not the house. Because the finished home sits on a permanent foundation on your land and is finished on site, it is built, inspected and financed as a house, not as a factory unit. Outside New York City it is built under the 2025 Residential Code of New York State and the 2025 energy code, like any other new house.

In New York the line that matters is usually a town, village or city line. Outside New York City, the 2025 Residential Code of New York State applies everywhere, but it is enforced locally: the city, town or village issues the building permit and inspects, and where one has opted out, the county or the Department of State does. What actually decides the price

Square footage is the number everyone leads with, and it is rarely the one that moves a barndominium budget. These four do.

  • How finished you want it delivered

    A closed-in shell, a dried-in house and a move-in-ready home are three very different numbers built on the same frame. Decide which one you are pricing before comparing quotes.

  • Insulation for a New York winter

    A steel envelope needs a continuous insulation and vapour-control strategy to stay warm and dry through an upstate winter. Spray foam, insulated metal panels and framed walls with batts all work, and they cost different amounts.

  • Panel profile, gauge and finish

    Standing seam costs more than exposed-fastener ribbed panels, and heavier gauges and premium paint systems cost more again. The roof panel and its warranty matter most where snow sits on it for months.

  • Where the land is

    A parcel off a paved road with power at the lot line is a different job from one down a long drive in the North Country. Site work, septic and utilities move the price of a prefab house as much as the house itself.

Is a metal building home a modular home?
No. A modular home is built as finished sections in a factory and set on a foundation by crane. A metal building home arrives as a frame and panels that are assembled and finished on your land. The difference matters for inspection, financing and resale, so it is worth being clear which one a seller is offering.
Is a metal barndominium a manufactured home?
No. A manufactured home is built in a factory on a permanent chassis. A metal barndominium is built on a permanent foundation on your land and finished on site like any other house.
Are there barndominiums for sale in New York?
Occasionally one comes up on the resale market, but most New Yorkers who want one build it, because the land, the layout and the shop are the reason for choosing a barndominium in the first place. We start from your parcel, or help you check one before you buy it.
How long does a prefab metal home take to build?

Do metal homes get cold in a New York winter?
Not if the envelope is insulated and detailed properly. Steel conducts heat, so the insulation has to be continuous and the vapour control has to be right to stop condensation on the inside of the panels. Get that right and a metal home is as comfortable as any other.
What heating goes in a new metal home in New York?
New York law directs the building code to prohibit fossil-fuel heating and appliances in most new low-rise buildings. As of the Department of State's July 2026 notice, enforcement of that rule is suspended by court order while litigation continues, so we check the current rule with your building department before choosing the system. Heat pumps work well in a tightly insulated metal home and are a safe choice either way.
Can I finance a prefab metal barndominium?
Yes, usually through a construction loan that converts to a mortgage, the same way as any site-built home, because the finished house is on a permanent foundation. Appraisal can be the harder part where there are few comparable sales. Our financing guide covers it.
