Approvals are local

Outside New York City, a new home is built to the New York State Uniform Code, but the building permit comes from the city, town or village where the parcel sits, or the county or the Department of State where a municipality has opted out. Zoning, septic and well approvals can sit with other offices again. We confirm who has jurisdiction over your land before design.

Do you build barndominiums in New York City or on Long Island?
Honestly, a barndominium is not a five-boroughs product. New York City has its own building code; the New York State Uniform Code applies everywhere else in the state. City lots also rarely have room for a shop-and-home building. Much of Long Island, Westchester and Rockland is densely built too. Where you have the land, in eastern Suffolk County or further upstate, we can look at it with you. Tell us where the parcel is in the survey.
Do you build on land I already own?
Yes, and that is most of the work: farmland, family acreage, wooded lots and rural parcels outside a subdivision. We walk the property with you, check access for concrete trucks and delivery equipment, and work out where power, water and a septic system can go. Do you sell barndominium kits in New York, or only full builds?
Both. You can buy a barndominium kit and put it up yourself or with your own crew, buy a dried-in shell and finish the inside yourself, or hand us the whole project from bare land to keys as a turnkey build. What is included in a barndominium kit, and what does it leave out?
A kit is typically the structural shell: the frame, roof and wall panels, trim and fasteners, and the doors the package names. The foundation, site work, delivery and erection, insulation, and the whole interior finish usually sit outside it, so the kit price is only part of what the finished home costs. What is the difference between a barndominium, a pole barn home and a metal building home?
Barndominium describes what the building is: a home, usually open-plan and often with a shop or garage bay under the same roof. Pole barn home and post-frame home name the same structural system: large wood posts, spaced wide apart, carry the roof and wall loads, with girts and purlins running between them. A metal building home is framed in steel instead. Inside, any of them is finished like a conventional house. We build both pole barn and metal building barndominiums.

Is a barndominium cheaper to build than a traditional house?
Sometimes, but not automatically. A post-frame or steel shell spans wide without interior load-bearing walls, but a barndominium is finished inside like any house, and insulation, drywall, cabinets, flooring, plumbing, electrical and heating cost much the same whatever frame they sit in. What size barndominium can I build on my budget?
That depends on the finish level and on the land work more than on square footage alone, which is why we do not publish a price per square foot of our own. Our size-for-budget guide works through the trade-offs using published third-party cost data, and the survey is where you tell us the budget and the parcel so we can put a written quote against both.
Do I need a building permit for a barndominium in New York?
A barndominium is a house, and outside New York City it is built to the New York State Uniform Code: for permit applications submitted on or after December 31, 2025, that means the 2025 Residential Code of New York State and the 2025 Energy Conservation Construction Code (19 NYCRR Part 1220). The permit comes from the city, town or village where the parcel sits. If that municipality has opted out of enforcing the code, the county enforces it, and if the county has opted out too, the New York Department of State does (Executive Law §381). If I build on farmland, is a barndominium exempt as an agricultural building?
No. The New York code defines an agricultural building as a structure that is not a place of human habitation (19 NYCRR 1219.2), so a barndominium you live in is a home under the code, wherever it stands. A separate barn or equipment building on a working farm is a different question from the house, and we confirm how your building department treats each one before design.
Can a new barndominium in New York have gas or propane heat?
New York law directs the building code to prohibit fossil-fuel heating and appliances in most new low-rise buildings. As of the July 2026 notice from the Department of State, enforcement of that rule is suspended by court order while litigation continues, so we confirm the current rule with your building department before specifying a furnace, water heater or range. A heat pump design works either way, and it suits a well-insulated barndominium.
Can a barndominium be built for New York winters?
Yes, and winter is a design question from the first drawing, not an afterthought. Snow on the roof, frost under the foundation and the cost of heating a tall open room all shape the plan. We confirm the design values that apply at your address with the office that issues your building permit before the frame and foundation are sized. Insulation and the wall and roof assembly get the same attention as the frame.
Can you build a shop house, with living space and a shop under one roof?
Yes. A shop house, or shouse, puts a working shop or equipment bay and the living space under one roof, and it is one of the most common reasons people choose a barndominium. The shop door size, the ceiling height in the bay and how the living space is separated from it are the decisions that shape the plan. If you might add a bay or a wing later, say so at the start: sizing the foundation, leaving a gable end clear and running enough electrical capacity now makes that far simpler.
Can I finance a barndominium like a normal house?
Often, but not with every lender. Some treat a barndominium as ordinary residential construction; others are less familiar with it, and the appraisal is where that tends to show. Who handles plumbing, electrical and heating?
Those trades are handled by specialist trade contractors, not by us. On a turnkey build we schedule that work as part of the project, so you deal with one point of contact from the first drawing to the final walkthrough rather than a chain of separate contractors.
