Barndominium Builders Near New York City
New York Barndominium Builders does not build inside the five boroughs, and we would rather say so up front. A barndominium is a wide, open steel or pole-framed home on its own acreage, and New York City has almost none of that: lots are small, most are already built on, and building work there runs under the city's own codes and Department of Buildings. The state Uniform Code applies everywhere except the five boroughs. What we do see is a steady stream of New York City residents planning a second home, a retirement place or a full move to land within a few hours of the city. That is where we work. The Hudson Valley and the Catskills, from Orange County and Dutchess County up to Ulster County and Sullivan County, have rural parcels with room for a shop, and the farmland on the east end of Suffolk County is the one real option on Long Island. New York City Department of Buildings
Inside the five boroughs the Department of Buildings is the permitting agency. A new building must have a Certificate of Occupancy, and no one may legally occupy it until the Department issues a Certificate of Occupancy or a Temporary Certificate of Occupancy. The final certificate is issued when the completed work matches the plans submitted for the new building, and the request is filed in DOB NOW: Build.

New York City Department of Environmental Protection (DEP)
New York City is sewered. The Department of Environmental Protection runs more than 6,000 miles of sewer pipe and 95 pumping stations feeding 14 wastewater resource recovery facilities, which treat about 1.3 billion gallons a day, so a house in the city ties into a sewer rather than a septic system.

- Executive Law section 383 keeps the existing building and fire prevention codes in force in cities with a population over one million, unless the state code council finds those local codes less stringent. That provision is why the state's Uniform Code applies everywhere except New York City.

- The New York City Construction Codes are made up of the General Administrative Provisions and the Building, Plumbing, Mechanical, Fuel Gas and Energy Conservation codes. The Department of Buildings publishes the 2022 set, and its Building Code carries a chapter of supplementary requirements for one- and two-family dwellings.

- Jobs go to the Department of Buildings online through DOB NOW: Build, the platform owners, professional engineers, registered architects, licensees and filing representatives use to submit jobs, pay, track permits and pull and print work permits. Building on land near New York City
For city buyers the search usually starts with a drive time. A few hours north and west puts you in the Hudson Valley and the Catskills, where counties such as Greene County and Sullivan County still sell wooded and open acreage, and where a rural lot usually needs a well and a septic system approved by the county health department. Parts of that country sit inside the New York City watershed, which adds a Department of Environmental Protection review for septic work. East on Long Island, the farm towns of Riverhead and Southold on the North Fork are the realistic places for pole barn homes. Closer in, Westchester, Rockland and Nassau are built-out suburbs where a barndominium rarely fits the lots or the zoning.
