Turnkey Builds: how the work runs

Four stages, in this order. The sequence matters more than it looks: settling who has jurisdiction, the septic soil test and the permits before anything is fabricated is what keeps a New York build from losing a construction season.

Land check and budget

We look at the parcel before anything is drawn: access, slope, drainage, the soil for a septic system, the water supply and who has jurisdiction. Then we set a realistic budget range for the house you want on that land.

Plans and approvals

The plans are drawn and the approvals applied for while the shell is ordered. We apply for the building permit with your city, town or village, or with the county or the Department of State where the municipality has opted out, and line up the septic approval with the county health department or State Health Department district office.

Site, foundation and shell

Site work, septic and foundation go in, then the shell is erected and dried in. We aim to close the building in before the first hard freeze, so the interior work can carry on through the winter.

Interior, trades and handover

Insulation, interior framing, finishes, kitchen and bathrooms. Plumbing and electrical work is done by licensed trade contractors under our schedule. The build ends at the final inspection and a walkthrough with you.

New York's building season is short at both ends. Frozen ground stops excavation, the spring thaw can close town roads to heavy trucks, and a shell that is not closed in before winter stalls the interior until spring. Where we deliver turnkey builds

In New York the line that matters is usually a town, village or city line. Outside New York City, the 2025 Residential Code of New York State applies everywhere, but it is enforced locally: the city, town or village issues the building permit and inspects, and where one has opted out, the county or the Department of State does. Cross one of those lines and what changes is who reviews the drawings, how the land is zoned, and the snow and frost values the building is sized to. New York City has its own building code, and barndominiums are a product for the land beyond it.

Square footage is the number everyone leads with, and it is rarely the one that moves a barndominium budget. These four do.

  • The land

    Clearing, the driveway, the septic system, the well or water connection, and bringing power to the house can add as much as a sizeable share of the house itself. Nothing else varies as much between two parcels.

  • Finish level

    Kitchens, bathrooms, flooring and fixtures are where turnkey budgets grow. Deciding the finish level early keeps the quote honest.

  • Heating and energy performance

    The heating system and the insulation standard are big line items in a New York house and big savings over its life. They are chosen together, not separately.

  • Timing

    Starting at the right point in the year saves money. A shell closed in before winter can be finished inside through the cold months; one that is not waits for spring.

How long does a turnkey barndominium take in New York?

Can I do some of the work myself on a turnkey build?
Sometimes. Owners often take on painting, flooring or landscaping. Anything you take on is written out of the contract and the schedule, so it is clear who is responsible for what.
Is a turnkey barndominium cheaper than a conventional house?

Do you build in winter?
Yes, once the building is closed in. Foundations, site work and shell erection are easier outside the hard freeze, which is why the schedule aims to close the building in before winter so interior work can continue.
Who handles the septic system on a turnkey build?
Septic systems for homes are approved by your county health department (or a State Health Department district office) and designed by a New York design professional to the state's Appendix 75-A standards; inside the New York City watershed, the New York City Department of Environmental Protection must also approve. We coordinate it inside the turnkey schedule, but we do not design septic systems ourselves.
Can a turnkey build start from one of your floor plans?
Yes. Most turnkey builds start from one of our floor plans adapted to the land, which is quicker and cheaper than a blank sheet.
How is a turnkey build paid for?
Your contract is in writing, with payments tied to construction stages. Most owners fund the build through a construction loan with draws released as those stages are completed, converting to a mortgage at completion. Our financing guide explains how the draws work.
What warranty comes with a new home in New York?
New York's General Business Law gives buyers of a new home a housing merchant implied warranty: one year for workmanship, two years for plumbing, electrical, heating, cooling and ventilation systems, and six years for major structural defects, unless the builder provides a written limited warranty that meets the law's standards.
