In Riverhead, for example, a residential application needs two sets of building plans, three plot plans or surveys with one carrying Health Department approval where required, an answer on whether FEMA floodplain rules apply, and approvals from other agencies with jurisdiction.

Article 6 of the Suffolk County Sanitary Code requires Health Department approval of a new home's water supply and sewage disposal before it is built. Since 1 July 2021, a new single-family home that is allowed an onsite system must use an Innovative and Alternative Onsite Wastewater Treatment System, designed to cut nitrogen.

Central Pine Barrens
The 105,000-acre Central Pine Barrens takes in parts of eastern Brookhaven, southern Riverhead and western Southampton. Much of it is preserved land owned by New York State and Suffolk County, and it holds the headwaters of the Carmans and Peconic rivers.

A project that counts as development under the Pine Barrens law needs Commission approval, and the Core Preservation Area requires a hardship waiver permit. Some listed roadfront parcels in the Core allow a house without a Commission permit, though the other permits a house needs still apply.

Sole source aquifer
Suffolk County residents draw their drinking water from Long Island's federally designated sole source aquifer. The county's sanitary code cites that aquifer, and nitrogen from household wastewater, as the reason for its lot size, density and advanced-treatment rules.

Building on land near Suffolk County

East-end land is scarce and closely watched, so the parcel decides the project before any floor plan does. Farmland around Riverhead and along the North Fork offers the open, flat lots where a wide clear span and a big shop make sense, and it is where most pole barn homes on Long Island end up. Wooded lots in eastern Brookhaven and southern Riverhead may fall inside the Pine Barrens, and a Core Preservation Area parcel is a very different purchase from one in the Compatible Growth Area. Waterfront and low-lying lots can bring flood-zone requirements into the permit. If you are still shopping, give us the tax map number in the survey and we will look at the constraints before you commit. Buyers priced out of the east end often compare land upstate in Orange County or Dutchess County.

Do I need a building permit for a barndominium in Suffolk County?
Yes, from the town or incorporated village where the land sits, not from the county. Towns such as Riverhead and Southold enforce the New York State Uniform Code, which for applications submitted on or after 31 December 2025 means the 2025 Residential Code of New York State. Before the building permit, the Suffolk County Department of Health Services has to approve the water supply and septic design under Article 6.
What septic system does a new barndominium in Suffolk County need?
Where a new home is not connected to a sewer and the sanitary code allows an onsite system, applications filed since 1 July 2021 must use an Innovative and Alternative Onsite Wastewater Treatment System, which is designed to remove nitrogen. The system is designed by an independent design professional and approved by the county health department. We plan the house around it, but we do not design or install septic systems.
How much does it cost to build a barndominium in Suffolk County?
