Barndominium Builders in Oneida County, New York

New York Barndominium Builders works with owners who have land, or are closing on land, anywhere in Oneida County, NY: around Utica, the county seat, out through Rome and Westmoreland, and up into the hill towns of Boonville, Remsen and Forestport. The county runs from Mohawk Valley farmland to wooded Adirondack foothill lots, and the right building depends on which end of it your parcel sits. Owners who want to manage their own trades often start from barndominium kits, a delivered frame and shell package; owners who would rather hand over the whole job choose a turnkey build. For a working farm or a big hobby shop, we also plan pole barn homes with wide clear spans. Before we draw anything we look at what your town requires: its setbacks, whether the lot needs a well and septic system, and whether the parcel falls inside the Adirondack Park, where the state agency may have a say before any clearing starts. Tell us about the land through the survey and we will come back with the questions that matter for that parcel.

Before you build in Oneida County

The local answers that shape a build here, each taken from the office or document that publishes it. Rules change, so we confirm them again against your parcel before drawing.

Town, village or city permitWho issues the building permit

The town, village or city where the parcel sits (for example, the Town of Forestport Codes Department)

In Oneida County the building permit comes from the town, village or city where the land is, not from the county. In the Town of Forestport, for example, the Codes Department takes the application with a plot plan tying all four sides of the building to the property lines and showing the planned well and septic. New construction there must stand 10 feet from property lines and 50 feet from the road centre.

County health departmentSeptic or sewer

Oneida County Health Department, Environmental Health

The county Environmental Health sewage program approves alternative treatment technologies for individual homes and gives technical help to municipalities and design professionals working on onsite systems. Towns may run their own septic review as well, so the town code office is the first call.

Adirondack Park

Forestport and Remsen are among the towns the Adirondack Park Agency maps inside the Park. There, start with an APA Jurisdictional Inquiry Form; if a permit is needed, no clearing, grading or excavation can begin until it is issued.

911 address for a new house
Oneida County's Department of Planning is the 911 addressing authority for every municipality in the county. A new house on a vacant lot gets its number under the county's addressing standards, which the county notes are used where an address is needed for permitting or utility meters.

Local land-use rules in the Park towns
The Adirondack Park Agency's March 2024 map of local land-use controls lists Forestport with subdivision and site plan review, and Remsen with no zoning, subdivision, site plan review or APA-approved local program. A lot's town rules and the APA review are separate checks.

Wetland and water setbacks in Forestport
Forestport's Codes Department states that water and wetland setbacks are determined by the DEC or the Adirondack Park Agency, and that it is the homeowner's responsibility to supply a hard copy of that report with the building application.

Building on land near Oneida County

Oneida County land splits roughly in two. South of the Adirondack foothills, around Rome, Westmoreland and the towns near Utica, parcels are open farm ground and rural road frontage where a barndominium with an attached shop fits easily, though many lots still need a private well and septic system. North toward Boonville, Remsen and Forestport the ground is wooded, wetter and partly inside the Adirondack Park, so wetland setbacks and an APA inquiry belong at the start of the plan. Buyers comparing areas often also look at Herkimer County to the east and Madison County to the south. Snow load is set for the exact site from the state's ground snow load map.

Building in Oneida County: questions

Start the survey
How much does a barndominium cost to build in Oneida County?
It depends heavily on the site. A roadside farm parcel with power nearby is far cheaper to prepare than a wooded foothill lot needing clearing, a long driveway, a well and a septic system. We do not publish our own prices; the barndominium cost guide sets out sourced per-square-foot ranges, and the survey lets us estimate your plan for your land.
Do I need a building permit for a barndominium in Oneida County?
Yes. The permit comes from the code office of the town, village or city where the parcel sits, and applications filed since 31 December 2025 are reviewed against the 2025 Residential Code of New York State. Inside the Adirondack Park, check with the APA before any clearing, since its review is separate from the town permit.
Can you build pole barn homes near Rome or Boonville?
Yes. A pole barn frame suits the open parcels around Rome as well as larger wooded lots toward Boonville, and it pairs well with a big attached shop or equipment bay. The pole barn homes page explains how the frame goes up and what the package covers.
